Who requires a Home check?

Buyers, sellers, tenants, property owners etc.

What type of buildings/properties can the Home Check get done?

Flats, detached houses, semi-detached houses, maisonette, villas, town house, bungalow, commercial property, offices. Also, for any other property please ask us.

How much time a Home Check site visit need to be completed?

For a standard house it would take an hour or less. But there are a few important factors that need to be considered when calculating the time required of the site visit including the number of defects, the size of the property and the preparation of the property for inspection.

Why should I request a Home Check?

If you are a buyer, because you need to have confidence on the property you are buying. If you are a seller, because you want to increase the chance of selling the property.

How the Home Check is performed?

To perform a Home Check a site inspection from our Home Inspectors is required. During the site visit our Home Inspectors will execute mostly visual inspection, ask the owner some questions, get some measurements, take photographs, measuring moistures and desk study.

Can I also have a market value of the house or flat?

No, unfortunately we cannot give you the market value of the house or flat. But we can direct you to a fellow certified valuer.

What happens when the Home Check report documents some existing defects of the property?

If a Home Check report finds any unsafe materials or costly cosmetic defects, a buyer can decide not to proceed with the home purchase, renegotiate the sale price, or ask the homeowner to make repairs in order to keep the contract intact.

The Home Check report will give me a price of the repairs in case of existing defects within the property?

No, but the Home Check report will direct you to the professionals who will be able to give you prices

How can I pay?

This is a pre-paid service. Therefore, a payment link will be sent to the client for payment prior to arranging the site visit.

How long a Home Check report needs to be prepared?

Normally a Home Check report at a house or a flat with an area of 200sq.m should take about 48hours.

How should I request a Home Check?

You just click on the Request a quotation buttons and then fill your name, telephone and email and we will contact you.

A Home Check includes roof check?

Yes. However, if there is no safe access or if the door of the roof is locked and we do not have any keys we cannot  pursue with the roof check. 

What should I do to prepare for the Home Check?

How should you send me the report?

You will receive the report as an attachment through your email.

The Home Check is only applied on existing buildings?

No, the Home Check can be done on new buildings as well.

Can I use the Home Check report after 2 years?

The Home Check report is meant to be used only for the present condition of the property.  However if there is nothing changed on the property then you can assume that part of the Home Check report is correct.

I am a seller, and after completing the Home Check report I have repaired the existing defects. Now, I would like a new Home Check report without the old errors, shall I arrange a new Home Check again?

Yes, but at a discounted price.

Is it a value for money service?

Yes, of course. Always remember that this service will prevent you from so much trouble in terms of cost and time. And the cost of the Home Check service is so negligible compared to the property’s selling price.

Who will be able to see the Home Check report ?

Only the customer. So if the customer is the buyer, then only the buyer will see the report. However, the customer can share the report with anyone he wants.

If a big defect is found from the Home Inspectors, will they inform the customer verbally before issuing the Home Check report ?

It is preferred to inform customer with the official results from the Home Check report.

Will the customer need to attend the Home Check site visit?

No. Our team will ask the customer the information of the property’s owner or operator, so that somebody will be available to open the door and allow the Home Inspectors to perform the Home Check.

What happens after I paid for your services?

Our team will contact you to arrange the Home Check site visit and after that you will receive the Home Check report to use the documented information for your own interest. Make sure that when you request a quotation from our team you have contact details of the desired property’s owner or operator.

I have read the Home Check report and I did not understand something, what shall I do?

You can call our team to help you out. However, our reports written language is as simple as possible to allow people from all backgrounds to understand everything.
